Bass Pro Shop 101

To get a Bass Pro Shop you have to develop and give the land to Bass Pro (typically 20 acres).

Cleveland Chamber of Commerce VP for Economic Development told me that Bass Pro was a significant "destination store" meaning that people will travel long distances just to get to that one store. </p>

Collateral development typically requires 80 acres for other stores, restaurants, motels etc.. In order to justify developing and giving the land to Bass Pro you also have to have another 80 acres available for additional development. </p>

The Siskin Processing Plant site on Mfgrs. Rd would not come close to supporting a Bass Pro complex without 90 more adjacent acres.</p>

There is a significant amount of underutilized land on that road so it is possible.</p>

But! The new exit 20 in Cleveland and new access road overlooking the freeway is a much more practical site.</p>

Cleveland has acquired roughly 200 acres for an industrial park just south of the current exit 20 on the east side of I75 and a new (additional) exit 20 and access road will be built with the access road leading to the industrial site with commercial (Bass Pro?) development along the new access road.</p>

Cleveland, Bradley County and the C of C are very proud of all their new developments (Whacker, Olin, Whirlpool) but they are very secretive about "some" negotiations"

I was really unaware of all the politics involved in getting a Bass Pro. I have often wondered why there isn't one here with all the sportmen in this area. I guess we have a lack of tourism or something. All this stuff is for someone smarter than me.
 
I agree about BPS being a destination store. I have driven to Nashville to go. We have a lot of good shops around here but more often than not I have to visit at least 2 stores to get everything I want. It always seems as though if I want two of something they only have one, or have every size except the one I need. One shop may have the tackle box I want, but not the lures I'm after so I have to drive around looking for those as well.

The most painful feeling is buying something, then going to another store to get everything else you wanted just to see the item you bought at the other store for $10 cheaper.

It's a hassle so if time isn't against me I'll order everything from the comfort of my home.

I guess my point is, I would welcome a BPS with open arms. emoToast

But then when you read this stuff and then look back at the Bass Pro shops you have visited it makes sense.
