For those of you who fish below Nick-A-Jack or out of the Shellmound area looks like we will have to find an alternate fishing ramp to put in or run the Tx's out of another ramp. I do not know when but I have heard that the the Road from I-24 to the dam is going to be closed.....Now when the developer is going to do this I have not heard. My brother-in-law who lives on the road that parallel's the TVA access road says that they are going to take up some of his yard with a new road. He is furious about this. The sale was suppose to be from the edge of the Road over to the lake. But the developer apparently bought the road as well. Here's an angry e-mail from my Bro-in-law that I recieved this mrng. If you have fished down there at all I know you have seen him. He is down there quite a bit fishing for the Rock fish. The purpose of this e-mail is to just let you know that one mrng on the way to fish out of shellmound or below the dam the road may be closed off from the PUBLIC. PRIVATE LAND TAKEN BY THE GOV. BY EMINENT DOMAIN AND THEN 40 YEARS LATER PUBLIC LAND SOLD TO A PRIVIATE INDIVIDUAL TO MAKE 100'S OF MILLIONS.

Just when you thought you had heard it all, you find out that GOOD OLD TVA mistakenly sold part of the the access road from the freeway to the dam as part of the recent sale of the Nickajack property. I was told this by the Marion County mayor so it is not a rumor. Apparently the TVA lawyers made a mistake when they drew up the contract.

The new property owners want to fix the problem by widening the existing Shellmound road which runs parallel to the Nickajack dam access road. This proposal would have the road expansion taking up my front yard then turning left and taking up some more of my yard. THIS PROPOSAL WOULD HAVE MY LOT ON THE CORNER OF THE MAIN ACCESS ROAD TO THE DAM AND SHELLMOUND ROAD. This would probably result in a for sale sign in my yard.

Another proposal would have the widened Shellmound road merging with the TVA access road just before our property. The Marion county mayor has told me that he would vote for the second proposal but we won’t feel better until it happens.

And the real stupid part is that the existing shellmound road is only about 100 yards from the existing access road. I guess it must be part of the new golf course.
 
BFG, I hate it for your Brother in law. This emenant domain crap happened a long time a go and TVA took a lot of families homes and land. I just hate to see them sell it off for the benefit of the money. They can say what they want to about it not having an impact on the local area and that it will bring in more money for the area, but it is my opinion that the area around here has been exploited enough to last a long time. </p>



The sad thing is the money will only benefit the developers and those who have part in the building of it.  Maybe things will get straightened out and he won't have to move.</p>
 
Seems to me, whoever made a mistake would have to fix it, or, whoever bought the property would just lose out on the property that did not belong to TVA to sell in the first place.If your brother in law has lived there for x amount of years he may not lose anything....
 
Tell him I really hate to hear about all that mess. Why does bad things happen to good people. I have gotten to know him from fishing at the dam in the spring. He is one of the nicest folks that I have met around there. I hope it all gets straightened out for the better. STEVE
 
Hey bigfishguide,I did a lot of research on this deal because iI have two TENN/COOSA TEAM TOUR TOURNAMENTS out of shellmound this year.I first spoke with the co.that bought the property and they told me to talk to tva so I talked first with the shellmound park manager.She gave me the number to the lady that works for tva who is overseeing this operation and who is also over the ramp and campground.her name is Roshanda King.She told me that the shellmound ramp and campground would be open and accessable all season long until october.Mrs King also said that there may be another access road built temporarily to get to the ramp and campground though.I sweated this deal out before I put my flyers out with the shellmound ramp on them.Now lets see what happens!
 
Tell him to smile and keep on smiling. Resist eminate domain of losing the property. He needs to fight to hold onto all he can. Let them take back some of what they sold to the new guy for a road. The reason that he needs to keep on smiling is that he is sitting on a "Gold Mine".. After that area develops his property will increase in value a hundred times over. Then he can sale and be set for life.

He is lucky to be where he is. If he doesn't think so, I will trade locations with him.
 
I would not believe a word since it's coming from TVA and the Developer. Both parties have construed or mislead the public in their previous dealings and announcements. Lets just hope that they do what they say they are going to do. By cutting a new road and building a new ramp on the upper side of the dam and keeping the lower side of the dam accessible for those that fish the tailwaters before they close the road.

He's upset about the possibilite of having to move. He's located on a dead end road no traffic nice and quite less than 1/2 mile from a boat ramp thought that he was protected on all sides by TVA property so no Rif Raf moving in beside him. He's retired got it made, hunts and fish's all the time, money is not a problem for him. His place is paid for. If he goes out to buy a new place the cost of a new place will be 10 times what he paid for his place when he bought it new. TVA was wrong in turning our public land over to a private individual. Matter of fact on the plaque thats at the dam reads. BUILT FOR THE PEOPLE BY THE PEOPLE which included building the dam and taking all that land from the previous owners through eminate domain and making it available to the public. Now that public land is gone forever. Some things just don't have a price tag and your home if your truly happy with where your at then your home should not have price tag or be a Gold mine as you say.

BFG things like this are shameful. Like you said, no amount of money buys a home. We've had the same thing happen up (Chickamauga) here with various spots over the years and no one says a peep. Look at our various recreation/camping areas that are being sold to private people with NO NOTIFICATION to the public around the area. When I was raising cane about it on the forum I was told I should be grateful to pay a $5 boat lauch fee when the public used to own the land and the ramp. TVA was considering (maybe still are, I don't know) selling the Chickamauga Dam Rec area across from Lake Junior several years ago to a private company. It is amazing how these folks can run people off their property years ago then turn around and sell it to some hot shot to make millions on. Kinda makes you wonder who's hand is in the sugar bowl, don't it?
 
I spoke with John Thornton about this... as noted, they do own the "new" road. However he said they will not ever be shutting off access to Shellmound and/or the Nickajack Dam Recreation Area & Ramp.

Have plats for the new development been released to your brother in law yet? Is his property being taken by a new road easement? Has the developer or county spoken with him yet?

Just trying to put together your story BFG, being a civil engineer who "used" to design subdivision as such, i just wanted to see where his information about the loss of his land is coming from. Thanks, and best of luck to him with all of this.

Poor explanation on my part... by "new" road I meant the main existing road from I-24 to the Dam that we all drive now. And as you noted, apparently they will be improving/widening the old Shellmound Rd. that parallels the "good" road.... the one by your brother-in-law.

Barry, I talked to the people that run the campground, and they said that they are not planning on moving the camping area for 2 yrs. i also asked about the boatramp and they said it would not be effected. please, take anything you hear about Shellmound with a grain of salt. It all can change in a split second.
 
Maybe it's resolved. My brother-in-law fired off a letter to TVA over his concern for the acess road and actually got a reply back. They (Rarity Club) has even changed the wording on the sign as of yesterday. Pretty quick action.

I reside on Shellmound road adjacent to the “Rarity Club” property at Nickajack dam that TVA sold recently.

Myself, every one else that lives in our area, and anyone visiting the Nickajack dam property have been using the TVA access road that runs from interstate 24 to Nickajack dam for over 30 years. The road provides access to Shellmound road, the Shellmound campground and Nickajack dam. The road was constructed as part of the original dam project.

I learned recently that TVA sold the access road as part of the new Rarity Club development and that Rarity has decided to close the road to the general public.

The original proposed project plans for the Nickajack development do not show a gate on the main access road. The original plans show “PUBLIC ACCESS” roads to the new development.

It appears that the public was mislead about the Nickajack development, we were lead to believe that the general public would have access to a new marina, new public golf course, walking trails, etc.

IF TVA TRULY ACTS IN THE “PUBLIC INTEREST”, THEY WILL TAKE ACTION TO PREVENT THE CLOSURE OF THE TVA ACCESS ROAD TO THE GENERAL PUBLIC SINCE THEY ARE THE ONES THAT SOLD THE PROPERTY.

RARITY PUT UP A SIGN ON SATURDAY THAT STATES “NO ADMITTANCE” ON THE TVA ACCESS ROAD SO THEIR INTENTIONS ARE CLEAR!
