I have a club starting and looking for members. This property is mostly wooded with food plots already established, there is a old farm place with big pastures. Also some cut overs, pine thickets, 5 year old re growth. flats and steep terrain, creek bottoms, hardwoods etc. This tract is 8.5 miles off of hwy 111 or 15 minutes from Dunlap. This club borders private land on all sides and Dunaway hunting and fishing club on one side. Total acres is approx. 2200, I will place 15 members at $1000.00 per year. This is Deer and Turkey plus small game, once membership is full we can discuss possible planting for Dove hunting. I understand the cost issue, I can charge less you just have to add more people. I prefer to run a less crowded club with a more enjoyable experience.
 
Noquarter it has been my experience from running a hunting club a few years ago that on most any given time that less than 20% of the members will hunt with any regularity.

That's pretty good JmaxemoBigsmile It may be worth looking at for $ 500.00 but $ 1000.00 is a little steep. 30 people wouldn't be too many because most of them won't hunt but a couple of times. Pm me if you decide to go down in price
 
Not trying to disagree with you guys but if this property joins Dunaway, it is well worth $1000.00. That is the going rate, actually some less than the going rate for property that joins Dunaway. Keep looking friend, you will get some takers. I know a guy who leases property that joins Dunaway and he has a waiting list of people who want on his club. There are some huge deer that roam those hills. Dunaway has a full time biologist that lives there. He raises deer full time. Just my opinion. Great area!
 
Crod from what you have said this may be a great place to hunt and it may very well be the going rate. However when you approach or cross the threshhold of a 4 figure lease rate you eliminate all but a select few. In these parts there are only a handful with that kind of disposable income.
 
Point well taken. I am one of those just trying to put gas in the boat myself. LOL. If it indeed joins Dunaway, it is worth it for those who can afford it. From what I understand, that is prime real estate.
 
You would be better off taking that $$$$ and buy a guided hunt somewhere. Better yet a couple weekends at Fort Campbell durng the rut... emoThumbsup

I can relate to that for sure. I can't afford to go on expensive leases partly because I have over $11k in my four wheeler.
 
Guy I don't even hunt, but I can tell you if it is next to Dunaway..you want to hunt up there!!! I used to be a member of Dunaway for 8 years and there are Huge dear up there!!!!
 
guided hunt for 1000.00???? it cost 600.00 just shoot a fenced in pig in Crossville. Although you can go to Texas and shoot Rio Grande Turkeys for 300.00 day guided if anyone is interested. P.S. Anyone interested in the club there are 4 spots Left. thanks
 
Folks, I have known the guy that is running this lease for a very long time, about 15 years. I could spend a g just scouting for dear. The only reason there is any memberships left on this one now is because I do not know yet if I will be coaching football next year. Does anyone know what the morgage on 2000 acres would be. You guys might be paying this guys property taxes, if that. When I had my land I paid $1000 a year on just lime and fertalizer. You go on a guided hunt and kill a 150, you ARE LOOKING AT A MINIMUM OF A $500 TIP. Not counting the $2000 to $4000 hunt. This sounds like alot but it is a bargin. This lease will be run in a professional manner, I can vouch for that. However, your time might not be that valuable, so you can spend the next ten years wishing you could kill a big dear.
